1010 Brickell is the amenity play in Brickell. The rooftop pool is genuinely spectacular, the spa and hammam are comprehensive, and the kids facilities are among the best in the neighborhood. You get upper-tier luxury finishes without paying a brand premium, which makes it a strong value compared to the Ritz-Carltons and Armanis of the world. The building is well built, the crowd is mature and professional, and the location is excellent with the Metromover right there. The main caveats are the east-facing view risk from potential redevelopment, the smaller unit sizes compared to older buildings, and the strict pet policy for renters. If you want the best amenities in Brickell at a reasonable price and you do not need a brand name on your building, 1010 Brickell is hard to beat.

Who Lives Here

1010 Brickell attracts a more mature, professional crowd than some of the flashier Brickell towers. You will find working professionals, people who work from home, young families, and established couples. This is not a party building and it is not an OnlyFans building. The residents tend to be people who appreciate quality amenities and solid construction without needing a brand name on the building. The vibe is quieter and more residential than the branded ultra-luxury towers to the north. It is a building where people actually live, not just invest.

1010 Brickell sits directly on Brickell Avenue in central Brickell, but slightly south of the most intense concentration of restaurants and nightlife along South Miami Avenue. If you are buying a high-floor east-facing unit for the views, understand that those views have an expiration date. The west-facing views have already been partially blocked by Flatiron Brickell. The south and north views are more stable in the near term. The building itself is relatively new at under 10 years old, so no major structural concerns or recertification issues for the foreseeable future.
