The Rundown

One of the first luxury towers built on Museum Row alongside Marina Blue and 10 Museum Park. 63 floors, 516 units, designed by Revuelta Architecture and developed by Terra Group back in 2008. It's an OG Miami luxury building that's aged remarkably well, recently renovated amenities, completed concrete restoration, and some of the largest floor plans you'll find at this price point in Greater Downtown.

900 Biscayne is one of the best values in Greater Downtown Miami, full stop. You get massive floor plans, permanently preserved bay views, semi-private elevators, recently renovated amenities, and a well-managed building, all at a price point that significantly undercuts newer towers with smaller units. It's an OG that's aged well and sits in a neighborhood that's only going to get better. The street flooding and event traffic are real downsides, but they're manageable. For the combination of views, space, value, and location, this is a strong 4.5 stars.

Who Lives Here

The crowd at 900 Biscayne is surprisingly varied, you'll find everyone from mid-20s professionals to retirees. It's a quieter building, definitely not a party scene. Think working professionals, executives, some families, and a few content creators and influencers mixed in. The vibe is chill and residential. People here chose this building because they wanted great views and big units without the Brickell chaos. You'll actually know your neighbors. If you want a built-in social scene with a DJ at the pool, this isn't it. If you want to come home to an incredible bay view in a spacious unit and just... live your life in peace? This is your building.

The Neighborhood

Park West / Miami World Center

900 Biscayne was one of the first luxury buildings on Museum Row, and it sits in a sweet spot, directly fronting Museum Park with the bay beyond, and Miami World Center filling in behind it. You're not in the middle of nowhere, but you're also not drowning in Brickell foot traffic. The area is actively transforming, and 900 Biscayne is positioned to benefit massively as the neighborhood matures.

Two world-class museums directly across the street. This green space is what permanently preserves the bay views for ~90% of units in the building. It's not going anywhere.

Behind the building

The massive mixed-use development behind the building that's still filling out. As it completes, expect more retail, restaurants, and foot traffic, the neighborhood is only going to get better.

The free elevated train is directly behind the building. You can get to Brightline and Metrorail very easily from here. Underrated for getting around without a car.

Home of the Miami Heat. Great for games and concerts, but be warned, event nights mean serious traffic on Biscayne and the surrounding streets.

Adjacent

The two other OG Museum Row towers. Together with 900 Biscayne, they form the original luxury residential cluster on this stretch of the waterfront.

What's Changing

This is where it gets interesting. Museum Park across the street permanently protects the bay views, that green space isn't going anywhere. But behind the building, Miami World Center is still filling out, which means the neighborhood will keep getting more restaurants, retail, and amenities. A few northwest-facing units may eventually lose some views to new World Center towers, but roughly 90% of units have views that are locked in forever. The area around 900 Biscayne is going to look very different (in a good way) in 3-5 years.
