Aston Martin Residences

A car brand built a skyscraper, and it's actually stunning. You're paying for the name, but you know that.

The Rundown

66 stories, 391 units, designed by Revuelta Architecture and BMA (Bodas Miani Anger) with Aston Martin's design team, developed by G&G Business Developments. Completed in 2024 after a long construction timeline. Aston Martin Residences sits at the confluence of the Miami River and Biscayne Bay, one of the most dramatic waterfront positions in downtown. It's ultra-luxury, it's branded, and it's one of the tallest residential towers south of New York. The architecture is genuinely impressive. The price tag? That's where opinions diverge.

The Verdict
Chris's Final Take
★★★★★4.0 / 5

Aston Martin Residences is a beautiful building in a great location with world-class views. The architecture is genuinely impressive, this isn't just a branded cash grab. But you are paying a significant premium for the Aston Martin name, and the building is still in its early days with some growing pains, HOA litigation, and amenities still finding their rhythm. If you have the budget and you value brand prestige, stunning design, and waterfront living, it's a legitimate option. If you're looking for value or an established community, look elsewhere. It's a 4-star building that could become a 4.5 once it matures, or could slip to a 3.5 if the management issues don't get resolved. Time will tell. The elevator infrastructure (39:1 ratio with biometric private access) matches the ultra-luxury positioning.

Who Lives Here

The building doesn't really have an established vibe yet because it's brand new. But because it's ultra-luxury with the Aston Martin brand, you tend to get people who fit that profile, sports stars, rappers, NBA players, people with ultra-high net worth. It's the kind of building where your neighbor might be on ESPN or have a Billboard hit. If you're the type who values exclusivity, design, and brand prestige above all else, this is your building. If you think paying a premium for a car logo on your condo is absurd, you'll never understand the appeal, and that's fine. The people who live here know exactly what they're buying into.

The Neighborhood

Downtown Miami

Aston Martin Residences sits at the mouth of the Miami River where it meets Biscayne Bay, one of the most dramatic waterfront positions in all of downtown. You're right next to One Miami and the Met Miami complex, which means Whole Foods is across the street, the Metromover is nearby, and you're walking distance to Bayfront Park and Brickell. The location is genuinely great if your daily life is centered around downtown and Brickell. If you're commuting to Miami Beach or Doral every day, you'll feel the distance.

📍

Whole Foods Market

2 min walk

Across the street in the Met Miami complex. One of the best grocery situations for any downtown condo. You can walk there in your slippers.

🌳

Bayfront Park

5 min walk

The waterfront park is a short walk north. Events, festivals, Ultra Music Festival, and the Miami Marathon all happen here. Great when it's quiet, chaotic when it's not.

📍

Miami River

At your doorstep

The building sits right on the river. You get to watch yachts and boats cruise by. The river area is developing with restaurants and nightlife, it's becoming its own scene.

📍

Brickell City Centre

10 min walk

Luxury retail, dining, and entertainment complex. Walkable from Aston Martin Residences. You're right at the downtown-Brickell border.

🚈

Port Miami

5 min drive

The cruise port is nearby. On busy cruise days, traffic on Biscayne Boulevard can get heavy. Something to be aware of on weekends.

What's Changing

Aston Martin Residences has incredible protected views to the east and south, you're looking at Biscayne Bay, the port, and the ocean. Nobody's building in front of those views. The river views are also largely protected. To the west and north, the downtown skyline will continue to evolve, but your premium views are safe. The area around the Miami River mouth is developing rapidly with new restaurants and entertainment. There have been some flooding issues on Biscayne Boulevard in this area, the same situation that affects other downtown buildings. The bigger question for Aston Martin is the building itself settling into its operations. It's brand new, so there will be growing pains as management, HOA, and building systems all get established.
