The Bond on Brickell

An under-the-radar oasis of calm in the busiest part of Brickell. High-quality interiors, mature residents, and zero drama. The quiet achiever of South Miami Ave

The Rundown

The Bond on Brickell is a 44-story luxury condominium tower completed in 2016, developed by MDR and Rilea Group. It was designed by Nichols Brosch Wurst Wolfe & Associates with interiors by Loguer, featuring a British-themed photography collection by Terry O'Neill and art by Tatiana Blanco. The building has 328 residences ranging from studios to three-bedroom units, along with bi-level lofts and two-story penthouses. Units feature 9-foot ceilings (12-foot in penthouses), floor-to-ceiling glass windows, Bosch appliances, European-style cabinetry with Silestone countertops, and Porcelanosa bath fixtures. The Bond is a building that flies under the radar in Brickell. It is not the tallest, not the flashiest, and not the most well-known building on South Miami Ave. But that is exactly its appeal. This is a high-quality, well-managed building with a mature resident base and no HOA drama. The interiors are nice, the amenities are solid, and the overall vibe is calm and professional. If you want to be in the heart of Brickell without the party-building energy, The Bond is an excellent choice. It was built as a mid-to-high tier luxury product, not ultra-luxury, but it has been well maintained and the finishes hold up. The zero-edge pool, Parliament Lounge with screening room, and outdoor fireplace area are all well-executed amenities that do not try to be more than they are.

The Verdict
Chris's Final Take
★★★★★3.5 / 5

The Bond on Brickell is the quiet achiever of South Miami Ave. It does not have a famous brand name, a celebrity restaurant on the ground floor, or a social media presence that screams for attention. What it does have is high-quality interiors, solid amenities, a mature resident base, and a well-managed HOA with zero drama. For Brickell, that is actually rare and valuable. The building was built as a mid-to-high tier luxury product and it delivers exactly that, no more, no less. The location is extremely central and walkable, but South Miami Ave traffic is brutal if you drive. ORA by Casa Tua will block south-facing views, and construction will be a factor for the next few years. If you want to be in the heart of Brickell without the party-building energy, without the branded-building price premium, and without the HOA drama, The Bond is an excellent choice. It is not flashy, but it is solid, and sometimes solid is exactly what you need.

Who Lives Here

The Bond attracts a more mature, professional crowd than most Brickell buildings. You will find working professionals, couples, and some young families who want to be in the center of Brickell without the party-building chaos. This is not an influencer building, not a content creator building, and not a see-and-be-seen building. The residents tend to be quieter, more established, and more focused on convenience than social status. You will not find Lamborghinis in the valet line or Instagram photoshoots in the lobby. What you will find is a calm, well-managed building where people actually live their lives without the drama. The flexible rental policy means there is some turnover, but the 30-day minimum keeps the worst of the short-term rental crowd out.

The Neighborhood

Brickell

The Bond sits at 1080 Brickell Ave in South Central Brickell, right on South Miami Ave, one of the busiest and most trafficked streets in all of Brickell. It is surrounded by other major towers including Brickell Flatiron, 1050/1060 Brickell, and 1100 Millecento across the street. The location is extremely walkable with restaurants, cafes, and shops in every direction, but the traffic on South Miami Ave is relentless during peak hours.

🏗️

ORA by Casa Tua (Planned)

Directly south

A new luxury development by Casa Tua is planned directly to the south of The Bond, replacing the existing parking garage on Brickell Ave. This will impact south-facing views and bring construction activity for several years.

What's Changing

The views from The Bond are an evolving story. South-facing units will lose their views when ORA by Casa Tua is built directly to the south, replacing the current parking garage. The east-facing views toward Biscayne Bay are partially blocked by existing buildings but relatively stable. West-facing views are generally locked in for the life of the building, making sunset-side units a safer long-term bet. The Prosper Group super-tall planned nearby will also bring construction activity to the area. Expect construction in the immediate vicinity for the next 3-5 years. The building itself is well-positioned to weather the changes, but buyers should be strategic about which direction they face.
