The Rundown

Cite on the Bay is a two-building condominium complex in Edgewater completed in 2004, designed by Cohen Freedman Encinosa & Associates and developed by MCZ/Centrum. The complex consists of the East Tower at 2000 N Bayshore Drive (15 stories, approximately 251 traditional condo units) and the West Tower at 2001 Biscayne Boulevard (5-6 stories, approximately 185 loft-style residences). The buildings feature a distinctive tropical modern facade with colorful orange, green, and terracotta accents that give the complex a playful, recognizable look on the Edgewater skyline. Units range from studios to three-bedrooms spanning 505 to 1,453 square feet, with the East Tower offering traditional flat layouts and the West Tower offering true loft-style residences with stained concrete floors. The complex includes 20,000 square feet of ground-floor retail including The Daily and Citibank, a resort-style pool with jacuzzi, a fitness center with Technogym equipment, a club room, and 24/7 concierge service. This is an entry-level building that does not pretend to be anything it is not. The units are large for the price point, the location is excellent with a 92 Walk Score, and the building is well maintained with no HOA drama. It serves a specific audience: people who want to live in a great location in a decent building without paying for prestige they do not need.

The Verdict
Chris's Final Take
★★★★★3.0 / 5

Cite on the Bay is an honest, no-pretense condo complex in one of the best walkable locations in Edgewater. Built in 2004 by MCZ/Centrum, the two-building complex offers 436 units across a 15-story East Tower with traditional condos and a 5-6 story West Tower with loft-style residences. The units are large for the price, the location is excellent with a 92 Walk Score, and the building is well maintained with zero HOA drama. You have Publix two blocks away, the Metromover four blocks south, Margaret Pace Park across the street, and ground-floor retail including The Daily right in the building. The amenities are basic, the finishes are 2004-era, and there is absolutely nothing luxurious about it. But that is the point. This building serves people who want space and location at a fair price without paying a premium for prestige they do not need. It is not a building for influencers or people who want to impress their friends. It is a building for people who want to live in a great spot in a decent building that works. Expect construction disruption from a proposed new building to the south over the next few years, and all the standard Edgewater trade-offs apply. But for what it is, Cite on the Bay delivers.

What's Changing

The area immediately surrounding Cite on the Bay is undergoing significant development. A new building has been proposed directly to the south, which will bring construction activity for the next three to five years. The broader Edgewater neighborhood continues to densify with luxury towers replacing older buildings and surface parking lots. The Baywalk extension will eventually create a continuous waterfront path through the neighborhood. Long-term, the area will become denser and more urban, which should support property values but will mean years of construction disruption in the near term.
