Fortune House

A condo-hotel in South Brickell that works for investors and transient guests. Not a building for people seeking a quiet residential community.

The Rundown

Fortune House is a 29-story, 296-unit condo-hotel at 185 SE 14th Terrace in South Brickell, completed in 1998 and designed by Bermello Ajamil and Partners. It operates as both a residential condominium and a hotel, meaning owners can place their units into a fully managed hotel rental program. The building was renovated in 2013 and offers an outdoor pool, fitness center, rooftop terrace, and an on-site restaurant. As a residential building, Fortune House is average. The units are small (600 to 950 square feet), the finishes are not up to 2026 Brickell standards, and the hotel operation creates a transient, high-traffic environment that is not conducive to a quiet residential experience. The location, however, is genuinely excellent. South Brickell, walking distance to everything, easy Metromover access. Fortune House is a building that works well for a specific type of buyer and poorly for everyone else.

The Verdict
Chris's Final Take
★★★★★2.5 / 5

Fortune House is a building that works extremely well for one type of buyer and poorly for everyone else. If you are an investor who wants a fully managed short-term rental in a great Brickell location with no operational headaches, Fortune House is one of the few buildings in Brickell where that is actually legal and straightforward. The hotel program is the product. If you are looking for a place to live, the small units, dated finishes, transient atmosphere, and constant hotel traffic will wear on you quickly. The location is genuinely excellent, and the price point is accessible, but you are buying a hotel room, not a home. Know what you are buying.

Who Lives Here

Fortune House is primarily an investor building. The population is a mix of owners who use their units occasionally and rent them out through the hotel program the rest of the time, long-term renters who are drawn to the location and price point, and hotel guests on short stays. There is no strong residential community here. The building is not a party scene in the traditional sense, but the hotel operation means constant turnover and a transient atmosphere. Young professionals who want a Brickell address at a lower price point make up a portion of the long-term rental population.

What's Changing

The South Brickell Bay Drive corridor is expected to see significant redevelopment over the next 10 to 15 years. Fortune House, as an older 1998 building on a well-located South Brickell site, is a plausible redevelopment candidate. The land value of the site is likely higher than the building's value as a going concern. This is speculative, but it is a reasonable long-term consideration for anyone buying here.
