The Rundown

48 stories, 492 units, designed by Revuelta Vega Leon Architects, developed by Key International. Completed in 2008. Ivy is the second tower in the Riverfront complex and just completed a full renovation of all common spaces, pool, gym, spa, and hallways as of 2026. It was one of the most worn-out buildings in the complex, and the refresh was badly needed. The result is impressive, Ivy now has the most up-to-date common areas of any of the three Riverfront towers. Same gated community benefits, same master association structure, same great location on the Miami River.

Ivy at Riverfront is in an interesting spot right now. On one hand, it just completed the best renovation of any of the three Riverfront towers, the common areas are fresh, modern, and genuinely impressive. It's part of the only gated community in downtown Miami, the units are large, and the prices are slightly better than Mint. On the other hand, the Faena development is about to fundamentally change the building's east-facing views and bring years of construction noise. If you're buying west-facing, Ivy is arguably the best value in the Riverfront complex right now, fresh renovation, protected sunset views, gated security. If you're looking east, think hard about what those views are worth to you with an expiration date attached. It's a 3.5-star building that's trending up internally but facing a real external challenge.

The gated perimeter, master association, and three-tower setup create a self-contained community. Walking distance to Brickell City Centre, Metromover, and the growing Miami River dining scene. The big difference for Ivy specifically is what's coming: the Faena Residences development is planned directly to the east, which will significantly impact east-facing views within the next few years.

This is the big one for Ivy. The Faena development, a large project with two towers, is planned directly in front of the Riverfront complex to the east. Construction is expected to start within 12-24 months and take 3-4 years. East-facing units at Ivy will lose their views when this goes up. This is the single most important thing to know if you're buying at Ivy.

The river district continues to grow as one of Miami's most interesting dining and nightlife corridors. Wharf Miami, Kiki on the River, and other river venues are all nearby. Great for walkable nightlife and dining.

Riverwalk Metromover and Fifth Street Metrorail stations are both nearby. Same transit access as Mint, great for getting around without a car. West-facing units get some train noise.

What's Changing

This is where Ivy gets complicated. The Faena Residences development is coming directly to the east, two towers that will block a significant portion of east-facing views. Construction timeline is 12-24 months to start, 3-4 years to complete. If you're buying an east-facing unit at Ivy, you need to price in the fact that your views have an expiration date. West-facing views remain permanently protected by the FPL power station. The internal story is positive, Ivy just completed its full renovation, so the building itself is in the best shape it's been in since it was built. But the external development threat is real and should factor into any purchase decision.
