23 stories, ~196 loft-style units, developed by The Related Group and designed by Cohen Freedman Encinosa & Associates. Completed in 2005. Loft Downtown I is one of the original loft buildings from Miami's first condo boom. It set the template for what downtown loft living would look like in Miami: exposed concrete, high ceilings, no parking, and a very New York sensibility. It's not luxury, it's not trying to be, it's a straightforward urban loft building that delivers on the basics and not much else.
Loft 1 is the no-frills, budget-friendly entry point to downtown Miami loft living. The location is genuinely great, one block from Bayfront Park, easy Metromover access, walkable to everything. But the building itself is basic. The amenities are serviceable but not impressive, the original units are dated and need renovation, the balconies are tiny, and there's no parking. It's approaching 20+ years old with 30-year recertification on the horizon. If you want an affordable downtown pad and don't need luxury, it works. If you want anything beyond the basics, look at Centro for a newer loft option or 50 Biscayne for a more traditional condo experience. It's a 2.5-star building that earns its keep on location alone.

Loft 1 attracts the most budget-conscious segment of downtown loft living. The Neighborhood
Loft 1 sits right in the heart of downtown Miami, one block from Bayfront Park to the east and steps from Flagler Street. The Metromover is easily accessible, which is critical since there's no parking. The immediate area has improved significantly since the building was built in 2005, but it's still the urban core, not the waterfront, not Brickell. You're surrounded by a mix of commercial buildings, newer residential towers, and the ongoing evolution of downtown's street-level experience.
Bayfront Park
One block to the east. The waterfront park that hosts Ultra, food festivals, marathons, and major events. Great for outdoor activities but also means Biscayne Boulevard gets shut down regularly for events, causing traffic chaos in the area.
Flagler Street
Right there. Miami's historic main street is going through a major revitalization with new restaurants, bars, and retail. This is where a lot of downtown's future energy is being directed. Getting better every year.
Metromover Station
Very easy access to the free Metromover, which is essentially your car when you live in a no-parking building. Connects you to Brickell, the Omni loop, and Government Center for Metrorail transfers.
Brickell
About 10 blocks south or a quick Metromover ride. All the dining, nightlife, and shopping of Brickell is accessible without a car.
AmericanAirlines Arena Area
The arena and the surrounding entertainment district are within walking distance. Great for events but also means event-day traffic and crowds in the area.

Downtown Miami's core continues to evolve with new residential and mixed-use projects. The Flagler Street revitalization is bringing new life to the area. Loft 1's central location should benefit from these improvements over time. However, the building itself is approaching 20+ years old and will need to go through its 30-year recertification in the not-too-distant future, which could mean special assessments for structural work.
