The Rundown

23 stories, ~196 loft-style units, developed by The Related Group and designed by Cohen Freedman Encinosa & Associates. Completed in 2005. Loft Downtown I is one of the original loft buildings from Miami's first condo boom. It set the template for what downtown loft living would look like in Miami: exposed concrete, high ceilings, no parking, and a very New York sensibility. It's not luxury, it's not trying to be, it's a straightforward urban loft building that delivers on the basics and not much else.

Loft 1 is the no-frills, budget-friendly entry point to downtown Miami loft living. The location is genuinely great, one block from Bayfront Park, easy Metromover access, walkable to everything. But the building itself is basic. The amenities are serviceable but not impressive, the original units are dated and need renovation, the balconies are tiny, and there's no parking. It's approaching 20+ years old with 30-year recertification on the horizon. If you want an affordable downtown pad and don't need luxury, it works. If you want anything beyond the basics, look at Centro for a newer loft option or 50 Biscayne for a more traditional condo experience. It's a 2.5-star building that earns its keep on location alone.

Loft 1 attracts the most budget-conscious segment of downtown loft living. You'll find young professionals just starting out, students, remote workers, and people who moved from cities where not having a car is standard.
