The Rundown
56 stories, 530 units, designed by Revuelta Vega Leon Architects, developed by Key International. Completed in 2010. Mint is the largest of the three towers (Mint, Ivy, Wind) that make up the Riverfront complex, the only private gated community in all of downtown Miami. Each tower has its own HOA, but the Riverfront Master Association manages the entire complex. It's a completely different setup from every other building in downtown. Built to a high standard with large floor plans and quality finishes, Mint commands respect even as it approaches its 20th year.
Mint at Riverfront is a solid building with a genuinely unique selling point, it's part of the only private gated community in all of downtown Miami. The spa is excellent, the pool is massive (if you like morning sun), the units are large and well-built, and the west-facing sunset views are permanently protected by the FPL station. The trade-offs: it's approaching 20 years old, the common areas need a refresh (it's coming), and the 1BR layouts feel more like studios. But for the price point, the gated security, and the community feel, Mint offers something no other downtown building can. It's a 3.5-star building that could easily become a 4+ once the renovation happens.

Mint attracts a mix of young professionals, small families, and long-term residents who value the gated community aspect, something you literally can't get anywhere else in downtown Miami. The vibe is more residential and community-oriented than most downtown buildings. You're not going to find the party crowd here. People who live at Mint tend to stay at Mint. The gated perimeter, the master association, and the three-tower setup create a neighborhood-within-a-neighborhood feel. It's the kind of building where you actually know your neighbors. If you want downtown Miami living with a suburban sense of security and community, Mint delivers that in a way no other downtown building can.
The Neighborhood
Mint sits on the Miami River at the southern edge of downtown, right where downtown meets Brickell. The Riverfront complex is its own little world, gated, managed, and separate from the chaos of Biscayne Boulevard. You're walking distance to Brickell City Centre, the Metromover, and all the restaurants and shops along the river. The location is genuinely convenient for daily life. The trade-off is that you're right next to the Metrorail tracks (west-facing units hear it) and the FPL power station is your western neighbor. But that FPL station is also your best friend, it's never getting developed, which means your sunset views are permanently protected.
Miami River
Mint sits directly on the river. The river district is becoming one of Miami's most interesting dining and nightlife corridors with new restaurants and bars opening regularly. Wharf Miami and other river venues are nearby.
Brickell City Centre
The massive mixed-use complex with high-end shopping, dining, and the CMX movie theater is a short walk across the river. It's the commercial heart of Brickell and easily accessible from Mint.
Metromover / Metrorail
The Riverwalk Metromover station and Fifth Street Metrorail station are both nearby. Great transit access, though the Metrorail proximity means west-facing units get some train noise.
FPL Power Station
The Florida Power & Light station sits directly to the west of Mint. It's not the prettiest neighbor, but it's your best friend, it's never getting developed, which means west-facing sunset views are permanently protected. Silver lining.
Ivy & Wind Towers
The other two Riverfront towers share the gated complex. Ivy and Wind have both completed amenity refreshes. The three towers share common grounds, the gated perimeter, and the master association.

East-facing views look out over the river and toward Biscayne Bay, those are largely protected. West-facing views are permanently protected by the FPL power station, which is never getting redeveloped. That's actually a huge selling point for sunset lovers. The bigger story for Mint is internal: both Ivy and Wind have completed amenity and common area refreshes, and Mint hasn't. Expect a full amenity, lobby, and common area renovation in the next 3-5 years. That means potential special assessments but also a significant upgrade to the building's look and feel. The Riverfront complex overall is well-positioned, the gated community model and master association structure give it stability that most downtown buildings don't have.
