Paramount Bay

Edgewater's OG ultra-luxury tower. Arquitectonica design, Lenny Kravitz interiors, a private cove, and the kind of views that made people take Edgewater seriously. Still the building to beat in the neighborhood.

The Rundown

Paramount Bay is a 47-story luxury condominium completed in 2010 at 2020 N Bayshore Drive in Edgewater. Developed by Royal Palm Communities and designed by Arquitectonica with interior common areas by Lenny Kravitz's Kravitz Design, it was the building that put Edgewater on the luxury map. With approximately 350 residences, Paramount Bay was built to a standard significantly higher than most of its contemporaries, featuring expansive floor plans, premium finishes, and a comprehensive amenity package that includes a resort-style pool deck, state-of-the-art fitness center, spa, and waterfront promenade. The building sits on its own private cove along Biscayne Bay, giving it a sense of seclusion that is rare in Edgewater. The curved Arquitectonica facade has become one of the most recognizable silhouettes on the Edgewater skyline. While the building is now approaching 15 years old and the finishes reflect 2010 design sensibilities, the construction quality and ongoing maintenance have kept Paramount Bay in notably better condition than most buildings of its era.

The Verdict
Chris's Final Take
★★★★★4.0 / 5

Paramount Bay is the OG ultra-luxury building in Edgewater, and it still deserves that title. When this building went up, it was a statement: Arquitectonica design, Lenny Kravitz interiors, a private cove on Biscayne Bay, and floor plans that were genuinely luxurious, not just marketed as such. Fifteen years later, the building has held up remarkably well. The construction quality is a clear cut above the recession-era buildings around it. The views are still among the best in the neighborhood. The private cove still gives it a sense of seclusion that no other Edgewater building can match. Yes, the finishes are showing their age, and a renovation cycle is coming. Yes, you pay a premium that is significantly higher than Quantum, 1800 Club, or Aria. But you are getting a genuinely superior product. The floor plans are bigger. The amenities are better. The build quality is higher. The ownership base is more invested. If you are shopping Edgewater and your budget allows it, Paramount Bay is the building to beat. It set the standard for luxury in this neighborhood, and while newer towers are closing the gap, it has not been surpassed.

Ask Chris AI about Paramount Bay

Who Lives Here

Paramount Bay attracts a more affluent and established demographic than most Edgewater buildings. You will find successful professionals, entrepreneurs, and international buyers who chose Edgewater for the views and value relative to Brickell or Miami Beach but still wanted a luxury product. The Lenny Kravitz design connection attracts a creative and design-conscious crowd. There is less of the transient rental population that characterizes buildings like Quantum or Opera Tower. Owners here tend to be more invested in the building and the community, which contributes to the better maintenance and overall atmosphere.

The Neighborhood

Edgewater

Paramount Bay occupies a prime position in Edgewater on its own private cove along Biscayne Bay. The building is slightly north of the Margaret Pace Park cluster, giving it a more secluded feel while still being within walking distance of the neighborhood's amenities. Edgewater continues to transform with new luxury developments, restaurants, and retail, and Paramount Bay's location positions it well to benefit from the neighborhood's ongoing evolution.

What's Changing

Paramount Bay's position as Edgewater's premier luxury address is being challenged by newer developments like the Paraiso towers and upcoming projects. However, the building's private cove, iconic Arquitectonica design, and generous floor plans give it advantages that newer but smaller-unit buildings cannot replicate. The neighborhood around it continues to develop, which should support property values long-term. The building's main challenge is maintaining its premium positioning as it ages and newer competition enters the market.
